Home Inspections
Since purchasing a home is typically the largest financial investment a family makes, buyers
typically ask that a home inspection is conducted prior to purchase.
The purchase contract may be contingent on the buyers arranging and
paying for specific structural and environmental tests to be satisfactorily completed.
A professional inspection will uncover defects due to deficiencies in construction, deterioration
due to aging and lack of proper maintenance.
The most frequently requested tests are:
- Mechanical and Structural on the interior and exterior
- Radon Screening
- Wood Destroying Infestation
- Lead Paint Screen
- Septic and Well
- Underground Oil Tank - Soil Tests / Removal
- Asbestos
Once tests are completed, the buyers will respond to you in writing that there are certain items
they want repaired, replaced or removed. The request is accompanied by a copy of the inspector's
report indicating what the problem/s are. If the problem is something that affects the structure
or integrity of the property, you will be advised to address it, or it will have to be disclosed
to subsequent buyers.
If you, the homeowner, suspect that there is a deficiency that will arise from the inspections,
you may want to remedy it prior to receiving a contract on your property. In addition, many
buyers ask that you have your septic tank pumped prior to contract.
